The Organization strengthens communities throughout the State of Idaho, principally in the Treasure Valley area. The Organization provides 284 units of affordable housing for limited-income families.
The Organization also developed and annually organizes the Paint the Town™ and Rake Up Boise™ events, which are the largest volunteer projects in the State of Idaho. Every year, in this revitalization effort, volunteers paint, rake, and rehabilitate homes of senior and disabled Treasure Valley homeowners who are unable to perform this kind of work for themselves.
The Organization makes residential mortgage loans to low and moderate-income families in its target area of the State of Idaho and provides education, in both English and Spanish, to potential home buyers in Ada and Canyon County. Another wholly owned subsidiary, NHS Lending, Inc., was certified by the Department of Treasury as a Community Development Financial Institution (CDFI). This certification created a partnership between the Organization and local lending institutions that provide funds to the Organization in the form of grants and low-interest loans. The Department of Treasury periodically matches the grant funds provided by the local lenders. With these funds, the Organization makes second mortgage loans in tandem with first mortgage products of the lending partners. These loans can be used for purchase money seconds, down payment and/or closing cost assistance.
The Organization has an additional pool of funding from NeighborWorks® America for second mortgage lending. These are loans in tandem with first mortgage products of the lending partners. These funds can be used for down payment and/or closing costs assistance. This program is also available statewide.
The Organization also provides foreclosure prevention counseling and is the only HUD-approved housing counseling agency in the Treasure Valley that provides primarily face-to-face counseling. Also provided is pre-purchase counseling to borrowers seeking first-time homeownership. Homeowners who receive housing counseling are more likely to avoid foreclosure and typically have their mortgage payment lowered significantly more than borrowers who attempt to navigate the process themselves. NHS also offers a financial education and credit counseling program which will complement other services provided to help renters and apartment dwellers work toward the American Dream...owning their own home.
In response to the shortage of safe, decent and affordable single-family housing inventory, the Organization re-started its Acquisition Rehabilitation Program in 2012 to rehabilitate distressed homes with new materials (ranging from $20,000 to $50,000 in rehabilitation cost per home) to create sustainable, affordable living for families and individuals. The Organization also builds and develops sustainable, affordable single-family homes (Pocket Neighborhoods™) to meet the housing needs of the underserved populations it serves - initially in Treasure Valley and then in other areas of Idaho where affordable housing is a high-priority issue.
