Four Rod Road Multifamily Veteran Project Update:
The main objective for this project is to build a multi-family condex with three bedrooms and two bathrooms within each unit while engaging volunteers under the direction of our construction manager to reduce overall labor and building costs. Our construction team and dedicated volunteers officially broke ground in Rochester, NH and began building efforts in December 2023 and making excellent progress. Our hope is to complete this energy-efficient and affordable multi-family home during the summer months of this year.
The original project budget expenses were estimated to be around $360,000 in January 2023, which has come with much higher material costs than anticipated. The cost of construction/building materials and subcontractor services have continued to increase over the last two years and estimated project expenses will cost a total of $479,200 to complete this multi-family home.
We have raised approximately $266,569 and although a substantial portion of our construction projects are done by our dedicated volunteers, we are required to have subcontractors licensed in their field perform the plumbing, heating, electrical and roofing work. The cost of this has also increased over the past few years.
Your support will help us to close the gap and get these deserving families into their homes, each being three bedrooms and two bathrooms. Of notable mention, the most recently completed single-family home for a veteran family in Farmington cost $369,000 compared to the previous two projects in Middleton totaled $160,000 in 2022.
Being in the middle stages of this construction project, remaining tasks to be accomplished are the heating system, plumbing and electrical work, kitchen cabinets, bathroom flooring, driveway, sprinkler and well systems, decks, and landscaping.
We continue to partner and work alongside local subcontractors to ensure the successful completion of the electrical and plumbing work. All electrical and plumbing work must be done by a certified contractor per the State of NH, which increases the total expenses for each home we build. The cost of this has also increased over the past few years, making overall project expenses far greater than ever before. Your support will help us to close the gap and get these deserving families into their homes, each being three bedrooms and two bathrooms.
