NEIGHBORHOOD HOUSING SERVICES OF SOUTHERN NEVADA INC

Since 1992, Neighborhood Housing Services of Southern Nevada (NHSSN) has been dedicated to expanding affordable housing opportunities and strengthening communities. We provide: Affordable rental housing (178 units), housing counseling and education, down payment assistance programs for first-time homebuyers, mortgage modification and loss mitigation counseling, and acquisition and rehabilitation of properties for resale to low- to moderate-income (LMI) families.

Meeting a Critical Community Need
Southern Nevada faces an urgent shortage of affordable housing. NHSSN helps address this gap by providing safe and stable rental options, access to down payment assistance, and rehabilitated single-family homes for LMI owner-occupants.
We proudly serve a diverse client base: 34% of our clients identify as Hispanic, and another 34% identify as African American. Services are offered in both English and Spanish.

HUD-approved workshops and classes that empower individuals with tools for budgeting, credit management, and navigating the home-buying process.

One-on-One Housing Counseling
Personalized support including pre- and post-purchase counseling, down payment assistance, mortgage readiness, refinancing, and reverse mortgage guidance.

Foreclosure Prevention
Certified counselors provide strategies for loan modification, loss mitigation, and foreclosure prevention to help families stay in their homes.

Neighborhood Revitalization
Programs such as Flip Forward and Blight to Bright rehabilitate vacant or distressed properties, transforming them into affordable homes and strengthening neighborhoods.

Community Building & Engagement
We empower residents by training local leaders, hosting neighborhood events, and fostering grassroots involvement through our CB&E initiatives.
